Are people really buying ‘green’ homes?

Builders tried for years to entice prospective homeowners to purchase green materials for their new homes. Not as many people as hoped took the bait. Perhaps it was cost or merely a lack of interest, but now builders have a different approach.

More and more companies are deciding to build greener homes at no extra cost…and it’s working. Houses are outfitted with solar power and other green features which ensure buyers will save on their utility bills and other household expenses.

Markets in Washington D.C., Las Vegas, Orlando, Phoenix and Tucson have seen a rise in interested buyers, particularly because the costs are more reasonable and the promise of cheaper electricity is a significant selling point. KB Homes has noticed a 30 percent increase in interest for green homes now that the costs have remained ‘reasonable.’

In 2010, sales for green homes were at nine percent. Last year, that number rose to 17 percent. The National Association of Home Builders predicts the numbers will reach between 22 and 25 percent by next year.

The Green-certification debate

Green-rated homes, such as the Energy Star rating, have been a hot topic within the real estate market for several years now. While studies have shown consumer interest in green-rated homes, signs have also pointed toward those homes selling for a premium.

A study done in California between 2007 and 2012 showed green-rated homes were worth 9% more than non-rated homes. Researchers were also able to make a link between environmentally conscious people who owned hybrid cars, like the Prius, and the likelihood of paying a premium for a green home.

The designation of a green home can be done through different organizations. Energy Star is a certification started by the EPA and the U.S. Department of Energy. LEED certification was created by the U.S. Green Building Council and GreenPoint was created by Build It Green, a non-profit organization.

Though the National Association of Home Builders is keen to continue on this green trend, particularly now that it's gaining traction, the National Association of Realtors has tried to limit green labeling as it feels this will adversely affect resale values for non-certified houses.

China leads the world in eco-cities

A recent survey by the University of Westminster indicates China builds the most eco-friendly cities in the world. 

Despite having a reputation for being one of the most polluted countries on earth, China has been making some significant strides in creating housing complexes that are both cost-effective and help residents consume less.

These eco-cities are popping up all over China, but people seem to move there more for the low prices and health benefits than for environmental reasons. 

Despite the fact that questions still abound with regards to China's primary source of energy used (coal-fired electricity) and how easily plant life can survive in polluted cities like Dezhou, steps have been taken toward building more eco-conscious, energy-saving apartment buildings.

The second-most eco-friendly country has been slated at the United States. Unlike the Chinese, Americans tend to prize eco-friendly homes for the positive impacts they have on the environment.

Vapor intrusion rising as main cleanup concern

Vapor intrusion can become a concern in any
home or building, experts say.
When it comes to human exposure to pollutants, regulators have traditionally been most concerned with contaminated soil and water – but polluted air caused by vapor intrusion is fast becoming a major cleanup issue, experts say.

According to the Interstate Technology and Regulatory Council, polluted ground and water have been around for centuries, while vapor intrusion entered the public debate about two decades ago, making it the new kid on the block.

New guidelines, issued in 2010 by the Wisconsin Department of Natural Resources, describe how to investigate and prevent vapors from entering homes or buildings.

Health effects of vapor intrusion

Regulators are becoming concerned about the health effects that potential vapor intrusion issues can cause in building occupants. Many chemicals and solvents have been linked to cancer and other serious health effects.

The EPA is still working on its own guidelines.

Well-known vapor intrusion offenders include dry cleaners. When dry cleaning operations contaminated the ground underneath their business with perchloroethylene (perc), the dry cleaning fluid, the chemical could often be detected in adjacent homes or buildings, having entered through cracks or opening in the foundation or building envelope.

Other solvents and chemical substances can become vapor intrusion concerns, including 1,1 dichloroethene and trichloroethene which were used in industrial applications.

Consultants and industrial hygienist often recommend indoor air mitigation systems similar to those used for radon to reduce risks of exposure.

Vapor intrusion in Ohio spurs health concerns

Soil vapor intrusion can affect a
home's indoor air quality.
People living in Moraine, Ohio, could be inhaling toxic vapors left over from a General Motors plant, EPA warned after testing 60 homes.

It may not be safe to keep living in homes where they found a high level of toxic vapors, experts said in a public meeting at the end of August.

Pamela Barnett, a Cleanup Manager with Revitalizing Auto Communities Environmental Response Trust (RACER), described the chemicals as, "It's solvents. Very similar to dry cleaning solvents".

RACER is a company working with the EPA to clean up the site.

The chemicals in question are Tetrachloroenthylene (TCE) and Trichloroethylene (PCE). Long-term exposure to TCE and PCE has been linked to liver and kidney tumors and increased chances of developing leukemia and lymphoma.

The cleaning chemicals enter the homes through cracks and fissure sin the foundation and may be inhaled by the residents.

EPA is installing vapor intrusion mitigation systems that are designed to vent the fumes outside.

Living close to a Superfund site – the long road to remediation

Superfund sites take years to clean up
and redevelop.
When a hazardous waste sites are abandoned, they are often called Superfund sites.

“Superfund” is also the name of the fund established by the Comprehensive Environmental Response, Compensation and Liability Act of 1980, which was meant to curb toxic waste dumps.

The fund helps with the remediation of such sites or helps to hold companies and individuals accountable.

The cleanup process of a Superfund site involves a variety of steps, including site assessment, placement on the National Priorities List and the implementation of an appropriate cleanup plan. The actual process can take many years and is monitored with regular samplings that are taken.

The contamination on those sites can be in the ground, the groundwater and in the air in form of volatile organic compounds (VOCs).

Housing development gone wrong: Residents fear exposure to toxic solvents

due to chemical exposure.
A Scottish housing estate built on the site of a former munitions factory might harbor more than what residents have bargained for.

The residents claim that there are toxins 27 times beyond the international safety levels that have been found in tests in their homes.

Many of the residents have started suffering from health problems such as stomach problems, nausea and muscular pain, which only started after they moved there, they said.

The factory that used to operate on the site handled toxic metals, hazardous chemicals and radioactive materials in the 1940s.

Residents exposed to TCE and PCE, other chemicals

The residents claim that indoor testing of 25 homes had confirmed the presence of exceptionally high levels of the toxic solvents, including trichloroethylene (TCE) and tetrachloroethylene (PCE), among others.

Monridge Environmental LLC, the company brought in to carry out the tests, was said to believe the levels of these pollutants could not be attributed to the use of household products, a concern that was voiced by other authorities.

Des Collins, senior partner at Collins Solicitors, said: "TCE is a well-known and accepted carcinogen. The levels in four houses are hugely excessive and the findings of this latest report have potentially far-reaching and damaging consequences. Further, the evidence of other solvents being detected, very often at dangerous levels, gives real cause for concern.”

The council has been accused of ignoring 1995 recommendations for a remediation program to clean contaminated waste from the site before giving the green light to build more than 100 houses on it.

Researcher warns of lingering environmental pollutants

potentially harmful chemicals, expert warns.
Environmental pollutants lurk long after they supposedly "disappear," and ridding the environment of pharmaceutical waste not as easy as it seems, warns a Tel Aviv University researcher.

A growing number of people worry about the health implications of polluting the environment, and pharmaceutical wastes continue to be a main culprit.

Now a Tel Aviv University researcher says that current testing for these dangerous contaminants isn't going far enough.

Drugs react with environment, form new chemicals

Dr. Dror Avisar, head of the Hydro-Chemistry Laboratory at TAU's Department of Geography and the Human Environment, says that, when our environment doesn't test positive for the presence of a specific drug, we assume it's not there.

But through biological or chemical processes such as sun exposure or oxidization, drugs break down, or degrade, into different forms — and could still be lurking in our water or soil.

In his lab, Dr. Avisar is doing extensive testing to determine how drugs degrade and identify the many forms they take in the environment. He has published his findings in Environmental Chemistry and the Journal of Environmental Science and Health.

Tests only focus on original drugs

Drug products have been in our environment for years, whether they derive from domestic wastewater, hospitals, industry or agriculture.

But those who are searching for these drugs in the environment are typically looking for known compounds — parent drugs — such as antibiotics, pain killers, lipid controllers, anti-psychotic medications and many more.

"If we don't find a particular compound, we don't see contamination — but that's not true," Dr. Avisar explains. "We may have several degradation products with even higher levels of bioactivity."

Resulting chemicals can be toxic

Not only do environmental scientists need to identify the degraded products, but they must also understand the biological-chemical processes that produce them in natural environments. When they degrade, compounds form new chemicals entirely, he cautions.

Dr. Avisar and his research group have been working to simulate environmental conditions identical to our natural environment, down to the last molecule, in order to identify the conditions under which compounds degrade, how they degrade, and the resulting chemical products.

Factors that need to be considered:
  • Sun exposure
  • Water composition
  • Temperatures
  • pH levels
  • Organic content
Using amoxicillin, a common antibiotic prescribed for bacterial infections such as strep throat, as a test case, Dr. Avisar has successfully identified nine degradation products with different levels of stability. Two may even be toxic, he notes.

"Chemicals do not simply disappear — we must understand what they've turned into,” Dr. Avisar warns. “We are dealing with a whole new range of contaminants.”

First wildfires, then flash floods? New Mexico officials worry about more disasters

The Las Conchas wildfire has turned into the most destructive raging fire in the state’s history, and now residents may have yet another problem on their hands – the seasonal rains that are moving toward New Mexico.

In a recent article from Reuters, officials could claim that progress was being made in saving the Indian pueblo lands on the north end of New Mexico’s largest wildfire, which triggered the temporary evacuation of the Los Alamos nuclear laboratory.

However, the charred land may be unable to cope with the monsoon rainfalls that are coming, officials said.

"We've gone straight from fire danger to flood danger, so it's one thing after another," the article quoted a frustrated Jason Lott, superintendent of the Bandelier National Monument, a revered ancestral home of New Mexico's pueblo Indian natives.

The risk to flooding has been aggravated by the raging wildfire which has burned off trees, ground-hugging grasses and vegetation, raising concerns that any run-off will barrel down canyons unchecked, causing creeks to burst their banks.

Crews have worked hard this week to clear stream beds, removing logs and other debris creating a clearer path so waters cannot back up and flood historic sites and buildings.

Many buildings will be sandbagged and hopefully sealed from the waters, Lott said.

The wildfire was ignited on June 26 when strong winds tipped an aspen tree onto nearby power lines in the Santa Fe National Forest about 12 miles southwest of Los Alamos, the article says. It has scorched 14,400 acres of land.

Wildfires lead to busier ERs: Report

Wildfires can lead to poor air
quality and health complaints.
People who are exposed to wildfire smoke – particularly that from smoldering peat – are at risk of suffering from cardiac and respiratory illness, according to new research led by EPA.

The health complaints associated with wildfire smoke dramatically increased the number of emergency room visits, says the study, which examined the 2008 peat bog fire along the North Carolina coast.

ERs saw a 66 percent increase in people complaining about heart and lung conditions such as asthma, heart failure, heart attacks and others while the wildfires were burning and for several days afterwards.

Toxic chemicals released by wildfires 

Peat bog fires such as the 2008 fire the team studied release more irritating chemicals than normal forest fires, Cascio says, although scientists don’t yet fully understand how those chemicals affect the body.

Peat bog fires are different from more typical forest fires because the soil burns along with the vegetation, according to Chris Meggs of the N.C. Forestry Service.

The burning soil lends a different smell to the smoke and is the reason that these fires release more irritating chemicals.

There were at least two such fires burning in North Carolina this spring, and many more continue to rage across North America.

Officials, employers urged to act during wildfires

Researchers involved in the study hope to help public health officials manage wildfire events.

These types of studies have provided valuable insights to affected communities in the past and prompted officials to evacuate some schools and advise businesses to close during raging wildfires.

Another important goal of the EPA study, according to the article, was to shed light on which people are most sensitive to wildfire smoke.

It’s not just asthmatics who need to beware of smoke, researchers say, but also “patients with heart failure, (who) should be particularly aware.”

Volcanic air pollution -– a hazard to workers in volcanic regions

Class action suit targets benzene spill

and property values, a lawsuit claims.
Toxic vapors entering homes and buildings are not only damaging to human health, they can also hurt property values, according to one recently filed lawsuit.

 Three law firms have filed a class action lawsuit in Madison County, alleging a 1986 Shell Oil Co. benzene spill and intrusion into residences have damaged the groundwater and reduced the value of people's homes.

Property values have dropped, and residents cannot sell their homes, leaving them "trapped in their homes," the suit claims.

Most previous lawsuits involving chemical or benzene spills have concentrated on seeking damages for serious health effects, including cancer.

This lawsuit claims that benzene and other poisonous hydrocarbons have contaminated the groundwater and the soil underneath the village of Roxana. This plume of toxins has destroyed the value of the real estate in Roxana and has placed in serious jeopardy the health of Roxana's residents, it says.

The benzene in the groundwater exposes the Roxana residents to benzene vapor intrusion into their homes, attorney Chris Dysart said.

The complaint alleges that among the toxic chemicals released, the Illinois Environmental Protection Agency documented the release of 8,400 gallons of pure benzene in 1986 from an underground pipeline that extended from the Wood River Refinery in Roxana to a barge-loading facility on the Mississippi River.

The complaint alleges that the defendants did nothing to clean up or otherwise address the toxic chemicals, including benzene, for more than 20 years.
